Permit timelines with the City of Hamilton typically run 2 to 4 months depending on zoning complexity, whether a minor variance is required, and the scope of engineering involved. We manage the full submission — architectural drawings, engineer sign-off, zoning review, and follow-up with the building department. You don’t chase approvals; we do.

We conduct the zoning review, coordinate architectural plans, prepare and submit all building permit applications with the City of Hamilton, and manage all inspections through to final sign-off. Gateway’s founder, Charles Wah, chairs the City of Hamilton Missing Middle and Infill Housing Subcommittee — which means we have direct working knowledge of what Hamilton’s zoning changes mean for your specific property.
The planning phase covers: property and zoning feasibility, unit count options, concept design coordination, value-engineered specifications, costing, and a full project timeline. The output is a fixed-price proposal — a complete scope of work with a single number. No allowances. No estimates that change mid-build.
Timelines depend on scope. Duplex conversions typically run 3 to 5 months. Triplex and fourplex projects are generally 4 to 7 months. Larger multiplex or new build projects may run longer — we provide a full project schedule in your fixed-price proposal so you know exactly what to expect before construction starts. Submit the feasibility form with your address and goals. We check Hamilton zoning, lot size, setbacks, density permissions, servicing, and existing structure — and give you a direct answer. Hamilton’s Missing Middle and infill housing policies have expanded what’s permitted on many residential lots. If you’re not sure what’s possible on your property, that’s exactly what the feasibility assessment is for.
Every project is different — existing structure, unit count, finishes, and scope all affect the number. We give you a realistic cost range during the feasibility review so you can validate your ROI before committing to anything. From there, the full proposal is a fixed price. The number you approve is the number you pay.
Tarion registration is a provincial requirement for new residential builds and for builders taking on certain complex structural scopes. Most renovation contractors are not Tarion-registered — which limits what they can legally build. As a registered builder, Gateway can take on full structural and new-build scope that others cannot, and provides the warranty accountability that comes with that designation. You can verify our registration directly on the Tarion public registry.
